A rental property we first cleared in 2024 blocked again on the same disconnector gully. Winter kitchen fat, cold trap, same cause. Jetted the trap, flushed the line, reminded the tenants to stop tipping oils down the sink.

What the customer called us for

The landlord called us back for a repeat of a job we did in 2024. Same rental property. Kitchen was draining slow again and water was pooling at the outside gully.

What we found when we got there

The disconnector gully (the trap on the outside wall where the kitchen waste runs out) was choked with solidified kitchen fat. Winter cold had set the fats harder than usual, and the trap had become a plug.

Why we did it this way

Disconnector gullies are the first place kitchen fat solidifies on a rental because the pipe is cold, the trap is open to air, and nothing is forcing the fats through at speed. In winter it is almost guaranteed if the tenants are not careful about what goes down the sink.

What we did on site

  1. Hydrojetted the solidified fat out of the trap.
  2. Flushed the kitchen line with hot water from both sinks, with a splash of dishwashing liquid, so the full line got a thermal clean.
  3. Walked the tenant through what belongs in the kitchen bin versus the sink.
  4. Noted the recurring pattern on the job report so the landlord has it on file.

The result

Drain cleared on the day. Landlord has written advice to pass to the tenants on how to avoid a third callout next winter.

If you have the same issue

If you manage rental properties with older kitchens, a winter kitchen-drain callback is one of the most predictable maintenance costs you can plan around. Either educate the tenants, or budget for an annual hydrojet in May before the cold sets in. Call Matty on 0447 188 394 or request a quote.

Frequently asked

Why do disconnector gullies block in winter specifically?

YOUR DRAINAGE PROBLEMS, SOLVED!

The trap sits outside and goes cold. Cold water hitting the fats from the kitchen sink solidifies them in the trap faster than the water can push them through. In warmer months the ambient temperature keeps the fats mobile.

Can tenants prevent this themselves?

Yes. Scrape plates into the bin before rinsing. Wipe oily pans with paper towel before washing. Run hot water (not cold) for 30 seconds at the end of each wash. That alone usually prevents the blockage.

Is this a landlord or tenant cost?

Depends on the lease. Most QLD leases treat preventable kitchen-fat blockages as a tenant responsibility if negligence can be shown. On a first callback it is usually landlord-covered.
