Chapel Hill, Brisbane. Council sent them to the property-side. Found tree roots coming through an old break, the original tree was gone but the pipe had never been fixed, so new roots kept entering. Quoting the sewer repair and filing Form 4 with council. Also found an old irrigation leak as a bonus.
What we found
Hydrojet cleared the immediate blockage. CCTV showed the real story: an older tree-root break in the sewer that had never been properly repaired. The original tree had been removed at some point, but because the pipe break remained, new tree roots from surrounding plantings had made their way in through the opening. Each year the problem was slightly worse.
What we did
- Cleared the sewer back to free-flowing with the hydrojet.
- CCTV survey, located the break.
- Quoting excavation and section replacement.
- Preparing Form 4 to submit to QBCC on completion, which is the standard for licensed plumbing repair notifications.
- Separate finding: an old irrigation line connected to the mains with no isolation valve. Owner thought it was a sewer leak; it was in fact a slow irrigation leak that only showed up when the system was pressurised. Quoting the cap on that too.
What Form 4 is
A Form 4 is the standard notification a licensed plumber submits to QBCC (Queensland Building and Construction Commission) when regulated plumbing work has been completed. It is the regulator’s record of who did what, which protects both the owner and the plumber.
Takeaway
If council has told you a drain is on your side, it probably is, but the exact fault needs CCTV diagnosis before you commit to a repair cost. We will tell you honestly what we see on camera and quote only what we would do ourselves.

Frequently asked
What does Form 4 cover?
Form 4 is the standard notification to QBCC that a licensed plumber has carried out regulated work. It is required for most sewer and drainage repairs in Queensland.
Why would an irrigation leak show up as a sewer problem?
If the irrigation line is leaking and the water travels through the subsurface along the same path as a sewer line, the symptoms can look similar, moisture or water appearing in roughly the same area. Only locating and testing each line separately distinguishes them.
